BACKGROUND CHECKS:
Your safety and security are our top priorities. We feel so strongly about this every guest that stays more than one night at the Fall Creek RV Park must pass a background check. We do this at our expense to ensure we provide the best environment possible for our Guests and their families.
BEHAVIOR:
Objectionable conduct of any kind or any violation of our Guidelines by a Guest or visitor will result in being asked to immediately leave the Park. Please note the Park is monitored 24 hours a day, 7 days a week by security cameras for safety of our Guests.
CARD ON FILE:
Every Guest must have a credit card on file. Any unpaid balances will be charged to the card on file unless another form of payment is given at the time the payment is due. The final invoice for your stay at the park will be charged to the card on file during check out. A 3% fee will apply to all credit card usage.
CHECK IN:
All Guests must check in with the office upon arrival during office hours. Let us know if you will be arriving after hours so Park personnel will be available to meet you. All Guests are required to make a $100 electricity deposit at the time your reservation is made.
CHECK OUT:
Check out is at 12:00 noon. Your electricity deposit will be applied to any amount due at time of departure. The final amount due will be charged to the credit card on file. Once a notice to vacate is given, it can’t be rescinded so be sure of date. $150 clean up fee may apply if trash or your belonging are left after you check out.
CHILDREN:
Children must be monitored and accompanied by an adult when outside. Please go over campground etiquette with them if they are new to living in an RV park. For the safety of the children, we do not allow bike riding in the Park. Children may not use the restrooms with being accompanied by an adult.
FIREARMS:
Firearms are strictly prohibited in the Park. This includes all guns including air soft, BB and pellet guns. If a gun is seen outside your RV, you will be asked to leave the Park immediately.
FIRES:
Campfires and open fires are not permitted. Propane fire pits are allowed. Please feel free to barbeque within the boundaries of your site. It is the Guest’s responsibility to be aware of all state and local burn ban ordinances.
FIREWORKS:
The use of fireworks of any kind are prohibited in the Park. This includes, but is not limited to sparklers, smoke bombs, aerials and firecrackers.
INSURANCE:
FC RVP LLC dba Fall Creek RV Park is not responsible for personal property damages, personal injury, or losses of any cause. Guests agree to carry and maintain in full force and effect adequate property and liability insurance on any vehicle or RV brought into the Park.
LAUNDRY:
The Park laundry room is open 24/7. Clothes lines are not permitted. Clothing items cannot be “hung out” to dry outside of your RV. Please be considerate of your neighbors and don’t let your clothes sit in the washers and dryers after the cycle is finished.
MAIL:
We do not accept mail or packages at the Park office for liability reasons. Guests must have a P.O. Box for your mail and deliveries must go to the Guest’s assigned site. Please do not go online and forward mail to Fall Creek RV Park as we are a commercial address and your mail can never be unforwarded.
OTVs
OTVs such as golf carts, side-by-sides, dirt bikes, ATVs and motorcycles may not be used inside the Park.
PARK ETIQUETTE:
Please be respectful of your neighbor’s privacy and do not walk between sites. Please use the main road or designated public paths to walk around Park.
PARKING:
All of our sites are designed for 1 RV and 1 automobile/truck. Additional vehicles will need to be parked in the parking spaces located at the front of the Park. Do not park anywhere in the Park except in the designated areas. Please note we do not have a storage area for boats and trailers.
PAYMENTS:
An invoice will be emailed you two days before your due date. Please pay on due date by noon. A 3% fee applies to debit/credit card usage. Like a hotel, there is NO grace period. Late fees of $15 per day applies until three days past due at which time a monthly site fee will be converted to weekly for upcoming check-out.
PETS:
Your friendly pets are always welcome. We allow 2 pets per site. For our Guest’s safety aggressive dogs/breeds are not allowed in the Park. It is the Guest’s responsibility to pick up after your dog. Pets must be on leash when walking them in the park. Please do not leave pet food outside as it attracts ants, flies, skunks and rodents. Indoor cats only. Please note should your dog be a nuisance barker or become aggressive you will be required to remove your pet from the Park.
Guest Pet Liability: Guest is responsible and liable for:
A) Any damage to the property or any item on the property cause by any pet;
B) Any personal injuries to any person cause by any pet; and
C) Any damage to any person’s property caused by any pet Guest will pay all reasonable costs that are necessary to clean or repair property including, but not limited to site damage, landscape, and/or any injury caused to another guest.
POLICE:
We have a ZERO TOLERANCE policy. If law enforcement is called for any reason other than a medical emergency, you will be asked to leave immediately with no refund at the discretion of the owners and manager.
QUIET:
Please honor quiet hours, 10pm-7am. Refrain from engine idling. You will receive one warning only for a quiet hour violation.
REFUND POLICY:
All reservations must be canceled 30 days prior to the arrival date for a full refund.
*Weekly and Nightly Guests: We do not refund any portion of your payment if you decide to leave early, please speak with our park manager should an emergency arise.
REPAIRS:
Repairs to RVs and vehicles are not permitted in the Park. We are happy to recommend a local mobile RV repair service that comes out to your site to address your repair needs.
RESTROOMS:
Our restrooms are open 24/7 to our Nightly and Weekly Guests except for a short time to clean them on a daily basis. Please help us keep the bathrooms clean for all of Guests. Guests under 18 must be accompanied by an adult.
RV CONDITION:
All RVs must be fully operational and tidy in appearance. RVs older than 10 years must be approved by sending a picture of all four sides to the park manager. In order for RVs older than 10 years to be approved, appearance must be neat and clean. No window air conditioners. Window coverings must be professional in appearance (no cardboard, wood, tin foil in windows). Awnings must be in good condition, free of rips and shredding. During the winter months a heated hose is required. $50/month fee for those who choose not to use a heated hose.
RV SITE:
Please keep site tidy and clean. No rugs or pallets in sites. No household furniture or appliances allowed outside your RV, outdoor patio furniture only. Please keep BBQ grills off the picnic table. Please check with the park manager before adding anything to your site.
SITE FEES:
Site fees are structured for two adults per site. For long-term Guests, a $50.00 fee will be applied to your monthly invoice per additional adult. Site fees are subject to change without notice.
SPEED LIMIT:
Strictly enforced, 5 mph at all times.
TRASH:
Please place bagged trash in the dumpster at the rear of the Park. Household trash only. No furniture, mattresses, large boxes, motor oil, cooking oil or hazardous waste. Do not leave trash out overnight under any circumstances because it attracts unwanted wildlife.
VISITORS:
Guests are responsible for making your visitors aware of the Park Guidelines. Visitors may not bring their pets into the Park and must park in visitors parking at the front entrance.
WASHING:
Washing your RV or vehicle in the park is not allowed.
PROHIBITED ACTIVITIES:
LICENSEE OF OWNER:
Guest acknowledges and understands that he/she is a licensee of the Owner and not a tenant; and that he/she is not acquiring any interest in the property.
INDEMNIFICATION:
Guest will protect, defend, indemnify, and hold park owners, managers, or park agents harmless from any damages, costs, attorney fees, and expenses that are cause by the act of any Guest or pet of a Guest.
Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules that benefit everyone will be asked to leave with no refund. (Texas Penal Code 30.05).
